Will Loss Assessment Coverage Pay Your Condo's Special Assessment?

September 8, 2026 · Florida's independent agency since 1966

Florida's SB 4-D milestone inspections and mandatory reserve funding have unleashed a wave of special assessments — often $10,000 to well over $100,000 per unit. Naturally, condo owners ask: doesn't the loss assessment coverage on my HO6 pay for this? Usually not — and that distinction is worth understanding before you're surprised.

What loss assessment coverage is

It's a coverage on your HO6 that pays your share of an assessment the association levies on all unit owners, up to your limit (commonly $1,000 to $50,000).

The key: it only applies to a covered loss

Loss assessment pays when the assessment arises from a covered peril. Classic example: a hurricane damages the building beyond the master policy's limit, the association assesses owners for the shortfall — your loss assessment coverage can help with your share.

What it usually does NOT cover

Assessments for deferred maintenance, structural repairs found in a milestone inspection, or topping up reserves are not a sudden covered peril — they're maintenance. So standard loss assessment coverage typically will not pay them. That's the hard truth many owners don't hear until they file.

So what can you do?

Raise your loss-assessment limit for the covered-peril scenarios (it's inexpensive), understand your association's reserve and assessment plan, and budget separately for milestone-driven assessments. We'll help you set the right limit.

Frequently asked questions

Does loss assessment cover an SB 4-D structural assessment?

Generally no. Milestone-inspection and deferred-maintenance assessments are maintenance, not a covered peril, so standard loss assessment coverage won't pay them.

When does loss assessment coverage actually pay?

When the assessment stems from a covered loss — for example, hurricane damage to the building that exceeds the master policy's limit.

How much loss assessment coverage should I carry?

Enough to cover your share of a covered-peril shortfall. We'll look at your association's exposure and recommend a limit.
